The Crown Estate recognises that Cambridge Business Park occupies a strategic location within the draft AAP area and therefore has an important role in delivering the overarching vision and the objectives of the AAP. The Crown Estate considers that it should be actively included in AAP area process.
The Crown Estate notes that the AAP will be the first step in establishing a "framework" for the development of the AAP area and therefore should focus on key principles and objectives. The Crown Estate welcome the opportunity to become actively involved.

The Crown Estate notes and supports a range of employment uses across the AAP area and the potential for closer integration between uses within sites and across the AAP area as a whole.

Also notes and supports the concept of "hybrid" buildings capable of a mix of employment uses. A wider range of uses envisaged for the AAP area should be explored. The inherent flexibility of such an approach and its potential for co-locating and intensification would allow likely changes in working practices, the live:work balance over the AAP period and align with the overall vision for sustainability and innovation.

The Crown Estate notes and supports an AAP which promotes a collegiate/partnership approach including decision makers and statutory consultees as well as the landowners, developers and other stakeholders to guide the successful and high quality development of the area as a whole in accordance with shared objectives. The Crown Estate supports the work the Councils have commenced (sic Land Interest and Developer Liaison Forum for the North East Cambridge Area Action Plan) to actively facilitate joint working between the various landowners/developers with the AAP area.

The Crown Estate notes and supports the recognition that the AAP area is not just about regeneration, but should also acknowledge the potential for the intensification and potential diversification of the range of uses on existing established sites. The Crown Estate considers that this could include Cambridge Business Park and this should be reflected in the Concept Plan. Potential options for The Crown Estate which could be reflected on the Concept Plan is "Opportunity for Employment Intensification" or "Opportunity for Residential Led Mixed Use).

include clear review mechanisms to reflect changes in circumstances and standards over the lifetime of the AAP development. This could include, but should not necessarily be limited to, sustainability standards.

Representation Summary:

Note and support a comprehensive approach to transport including a strategy that prioritises journeys made by more sustainable means to, from and within the AAP area and potentially includes a co-ordinated approach to car parking and servicing (e.g. service delivery hubs). This approach needs to be flexible having regard to likely advances in technology. The AAP should continue to recognise the need for a balance across all transport modes, including the car, which reflects operational requirements of existing and potential occupiers. An approach which seeks to reduce car parking in existing developments needs careful consideration.
