A Palm court style social venue within the Grafton Centre that serves food and drink and caters for theatre (could be included on site) and cinema goers along with a Hack space, Escape rooms etc would create a multi age leisure destination where the focus is on culture and social interaction rather than music and alcohol.
By extending the footfall into the evening, the cafe/bars/restaurants should be more viable and sustainable.
