Given the intensity of development at the site and nearby (600 new residents here - perhaps 900 on previous development in Cromwell Road ) and local deficiencies per capita of sports provision, then provision at the site is wholly relevant and the site should not be exempt from the requirements of the local plan. There is no additional space within the locality where such facilities can be provided due to lack of land. The loss of common land for sports would remove ANGS and have adverse effects on the biodiversity. Commuted sums cannot therefore be utilised to deliver in lieu of space.
The rationale for an exemption from local plan standards are not sufficient. We ask that sports facilities need is stated within the document.
