6.4 QUANTUM OF DEVELOPMENT

The SPD provides an indicative land use budget in Figure 57, page 87. It shows employment provision on an area of 13.3 hectares. However, the SPD on Page 23 Figure 21 shows only one site for employment - the Diageo/DB Group site. It also refers in general terms to this in line 44 on page 82 of the Infrastructure delivery plan.

This was an existing employment site which is not owned by Countryside Properties/Taylor Family. The SPD does not make clear in any written form if that is the only employment site to be provided for the new village. It is especially important to make the clarification as the new village should also provide its own employment uses as per South Cambridgeshire local plan policy.

It has always been clear that the Diageo site is separate to the new village and therefore the new village should be providing employment opportunities.

Recommendation

Identifying the employment space to be provided by the new village site and the Diageo/DB Group sites separately. The Diageo site should not be used to provide the employment that the Countryside/Taylor site is required to provide.
