The site is adjacent to an existing settlement and therefore has access to utilities infrastructure. Two pylons traverse the north part of the site in an east-west direction. See attached Site Features and Constraints Plan for the location of pylons. The presence of pylons on the site could allow for a buffer area of public open space between the employment area to the north and land to be developed to the south.
