Both landowners are supportive of the broad ambition for the new town and the broad support scale of the development. However, following engagement with our masterplan lead, we consider that an average density of 50 55 dwellings per hectare is likely to be too dense in this location. We propose to test a number of scenarios as we begin to set a masterplan framework for the project, and propose to test a matters raised in the policy and believe at this point a slightly lower density is likely to prove more appropriate to the rural landscape setting. At this stage the policy should not need to define a target density until further work has been undertaken.
