Drainage, concerns over Darwin Green 3 drainage coming through our village into a single award drain.

Infrastructure must be in place before work starts.

We have major concerns regarding Drainage and suggest:

• All planning applications must have evidence that the proposed development will have appropriate drainage facilities, not only for the curtilage of the development but also for the rest of the community

• That it shall be a condition of all applications that the build conforms with the proposed drainage arrangements and this conformity requires independent inspection on completion with enforcement action if it does not.

• A requirement for the developer to ensure ongoing responsibility in perpetuity (i.e. for a period of 25 years) for the necessary maintenance of the drainage system to maintain its operating performance

• Notification of the power of the local authority to inspect maintenance is properly undertaken, and if not to seek immediate restitution..

Also, for Darwin Green 3 there needs to be proper control over drainage aspects of planning. We note our vulnerability due to being downstream of the proposed Darwin Green 3 large scale development which will drain through our community through a single award drain, the environs of which are already designated as high risk flood areas by the Environment Agency.

Also, Infrastructure needs to be in place before work starts to prevent new homes not having infrastructure at move date.
