Already an oversupply of residential homes within the city boundaries. 10 storey buildings too high; 4 stories max. anywhere. 300 homes per hectare still too dense. Only local shops, Newmarket Road etc. nearest. Huge impact on Milton Road/Elizabeth Way/ A10 north. No mention of retired for balanced community.
