It must be understood that whilst a planning application may be acceptable to your Council it also needs to be appropriate to other parties if the development is to be delivered and developed with the minimum of delay yet maximising our respective limited resources. Decision makers, including your Council, need to be held more accountable for their involvement in the water level management, surface water disposal and flood risk elements of a development. The inappropriate raising of a developer's expectations and chasing LPA housing numbers is considered to be the start of poor solutions which, if not considered and acknowledged at an early stage, could increase flood risk.

The Board is no longer prepared to resolve, at its expense, problems created by others.

It must be appreciated that water level and flood risk management goes beyond a site being within the indicative floodplain. Therefore, landowners, house builders, developers, agents and the Council need to fully consider and act upon this.
