Greater Cambridge Local Plan: Proposed Submission

Policy S/RSC/MF: Land at Maarnford Farm, Hunts Road, Duxford

Representation ID: 213507

Received: 25/09/2026

Respondent: F C Butler & Sons Ltd

Agent: Cheffins

Representation Summary:

The landowners support the allocation of Maarnford Farm, Duxford (Policy S/RSC/MF) for approximately 60 dwellings and consider the allocation consistent with the Plan’s development strategy. The policy’s design-led approach to landscape, heritage, and site-specific constraints is supported. However, two modifications are requested: (1) amend the allocation plan/red line boundary to correspond with the boundary submitted in March 2025, this is slightly incorrect; and (2) amend criterion (b) to remove or clarify the reference to “two commercial storeys”, replacing it, where necessary, with a clear maximum building-height requirement justified by relevant aviation safeguarding evidence and expressed appropriately for residential development.

Sustainability Appraisal

Representation ID: 213509

Received: 25/09/2026

Respondent: F C Butler & Sons Ltd

Agent: Cheffins

Representation Summary:

The landowners broadly support the Sustainability Appraisal findings for allocation S/RSC/MF. The identified loss of Grade 2 agricultural land is acknowledged but is considered it is outweighed by the allocation’s sustainability benefits and positive effects for housing delivery, biodiversity and employment.
However, they dispute the assessment of access to open space and sports facilities given the site’s proximity to community green spaces, services and sustainable transport. Clarification is requested regarding the inconsistency between the SA’s reference to a “two storeys” height requirement and the wording in Policy S/RSC/MF’s “two commercial storey’s”, including its meaning and application to residential development.
