Greater Cambridge Local Plan: Proposed Submission
Policy S/RRA/SHF: Land north of A3107, Bar Hill (Slate Hall Farm)
Respondent: Satinhall Limited
Agent: Tyndale Land Limited
Representation Summary:
Satinhall Ltd owns land within the proposed Slate Hall Farm allocation (Title Number CB376470). Figure 89 is too blurred to show clearly how the allocation relates to its yard and woodland, particularly what falls inside or outside the grey-hatched non-developable area. The Council has not contacted Satinhall to explain how its land will be treated. This uncertainty may prejudice continued use, access and future redevelopment. Without a clear spatial framework addressing Satinhall’s land, the allocation has not been sufficiently justified or shown to be effective and deliverable. Satinhall seeks clarification and safeguards, rather than removal of the allocation.
Change suggested by respondent:
Replace Figure 89 with a legible spatial framework that makes clear how the developable and non-developable areas relate to Satinhall Ltd’s land. Amend Policy S/RRA/SHF to require the site-wide masterplan to identify and address separately owned land, including Satinhall’s yard and woodland, and to demonstrate how reasonable access and continued use will be maintained. The masterplan should not assume that Satinhall’s land is available for development, landscaping or mitigation without its agreement.
