Greater Cambridge Local Plan: Proposed Submission
Policy S/DE: Defined development extents
Respondent: Peter David Homes Limited
Agent: Phillips Planning Services Limited
Representation Summary:
The ‘Development Extents’ boundary on the south eastern side of Guilden Morden has been drawn tightly around the dwellings on the development of 16 homes at Queen Elizabeth Close. The site is enclosed by a strong woodland/tree belt along Trapp Road to the east, and rather than following this clear defensible boundary, it has been drawn to cut across the internal access driveway, excluding the driveway and land between this and the tree belt (e.g. the site boundary). It is considered that this alignment is not justified in relation to the council’s objectives and is unsound.
Change suggested by respondent:
It is promoted that the ‘Development Extents’ boundary around Guilden Morden is amended to follow the defensible boundaries of the woodland/tree belt along Trapp Road to the east and the driveway to the south. (Please see attached representation note)

Change suggested by respondent:
The ‘Development Extents’ boundary on the southeastern side of Guilden Morden has been drawn tightly around the dwellings on the development at Queen Elizabeth Close. The site is enclosed by a strong woodland/tree belt along Trapp Road to the east, and rather than following this clear defensible boundary, it has been drawn to cut across the internal driveway, excluding the driveway and land between this and the tree belt. It is considered that this alignment is not justified in relation to the council’s objectives and is unsound. It is also promoted that the land is allocated for 5 dwellings.

Chapter 2: Development strategy
Respondent: Peter David Homes Limited
Agent: Phillips Planning Services Limited
Representation Summary:
This representation relates to a site submission (HELAA Reference 208815: Land off Queen Elizabeth Close, Guilden Morden / Land at Thompsons Meadow, Guilden Morden).
It is proposed that the land off Queen Elizabeth Close, Guilden Morden is allocated for 5 dwellings. As set out in representation on policy S/DE/policies map, the wider site (which contains the proposed allocation) is enclosed by a strong woodland/tree belt along Trapp Road. The Development Extent boundary should be realigned to follow this defensible position, and accordingly the land allocated for development. Furthermore, Guilden Morden is a ‘Group Village’ where indicatively up to 8 dwellings may be supported to maintain existing services and facilities, and no allocations have been made for the village.
Change suggested by respondent:
It is proposed that ‘Land at Queen Elizabeth Close’ be allocated for the Residential Development of 5 dwellings.
Further justification for this, is set out in the submitted ‘Proposed Site Allocation’ Representation Document
