The statement "after the site has been marketed for healthcare for a period of no less than 2 years would other employment uses ... be permitted" makes no sense. The NHS has been trying to offload the site since the hospital moved to Cambridge around 6 years ago. At one point, they had a sale in principle agreed with a Chinese company, which eventually disappeared. Has the "marketing" period therefore already started or when will it begin? Also, there is a covenant on the site which prevents its use for non-healthcare purposes.

- Insufficient detail regarding protection of existing SSSIs and reserves. Need to see detailed measurements of buffer zones to ensure they are sufficient to mitigate harm.
- Little or no detail regarding how drivers from the north and west will access North Cambourne and the new station. Existing Brockley Road and Knapwell Wood Road are narrow, crumbling country lanes with no scope for additional traffic.
- Will there be active travel facilities to the west, north and east of North Cambourne? The current lanes are unsuitable for cyclists.

As noted, online shopping peaked during COVID lockdown. However, the demand for home delivery seems to be tailing off as residents return to working in the office. Care should be taken to ensure "last mile" delivery proposals reflect current needs, not following 5 year old statistics.

Addressing the connectivity between the proposed development both of Cambourne and the existing settlement is vital to making the new development a success.
The high level ‘lines on a map’ in the proposal need to be worked through in the next stage of the plan to show how they can be delivered in a practical sense; location, engineering, funding, phasing. They will impact the existing settlement, (including West Cambourne which is partially built).
