Draft Greater Cambridge Local Plan for consultation

Policy H/CB: Self and custom build homes

Representation ID: 211568

Received: 30/01/2026

Respondent: Martin Grant Land Limited

Agent: Savills

Representation Summary:

It is recognised that it is important that self and custom build homes requirements are clearly set out in policy. The quantum required should be subject to a cap of 5% and subject to demand/viability. The reference to demand/ viability is particularly relevant to strategic sites where it is much less likely that there will be demand for 5%, which would equate to some 650 units at Cambourne North. The proposed requirement for further, undefined marketing beyond an initial 12 month marketing period before plots can revert to market housing also requires clarity and justification from the Councils.
