It is considered that the defined developments limits as illustrated on the policy map relating to the settlement of Caxton should be updated to reflect outstanding housing commitments. Land off Ermine Street, Caxton benefits from outline planning consent for up to 9x self/custom build dwellings under plannign reference 23/01335/OUT. The policy map should be amended to take this into account.

It is considered that the sustainability of Caxton (due to its proximity to Cambourne where there are a range of services/facilities) warrants the consideration of site allocations at the settlement.

LVA considers that land at Ermine Street, Caxton (Site ID 115596) represents a suitable location for sustainable rural housing growth. Part of the site benefits from outline planning consent for up to 9x self/custom-build dwellings, and so the principle of development on the site has already been established. New housing development in this location has been deemed acceptable from a sustainability aspect by Planning Officers and Planning Committee Members.

It is considered that the sustainability of Caxton (due to its proximity to Cambourne where there are a range of services/facilities) warrants the consideration of site allocations at the settlement.

LVA considers that land at Ermine Street, Caxton (Site ID 115596) represents a suitable location for sustainable rural housing growth. Part of the site benefits from outline planning consent for up to 9x self/custom-build dwellings, and so the principle of development on the site has already been established. Policy H/CB: Self and custom build homes

Representation Summary:

Whilst LVA support draft Policy H/CB that all development proposals including 20 or more dwellings must provide at least 5% of the new homes as serviced plots for custom and self build houses and/or serviced custom-build flats, it's considered that policy text should be expanded to capture the ability for sole self/custom-build proposals to be brought forward within or on the edge of settlements within the Settlement Hierarchy. Given the demand for self/custom-build homes in Cambridgeshire, it is considered a more flexible policy that encourages the delivery of such schemes would make an important contribution to housing land supply.
