Paragraph 4.5.1 Site Capacity
The preliminary design work undertaken as part of the SPD suggests that the site has capacity to achieve the 167 dwellings identified in the Local Plan. The later provision of 6 or so houses on the garages site is clearly not needed in order to achieve the Local Plan housing target for site R10.

Opportunities for other uses are suggested within the area marked solely for residential use.

The nature of Mill Road and the adjacent streets is more mixed than the proposed scheme. Pubs, small offices, garages and workshops are peppered around the area, and give it the unique, lively blend of housing and urban mixed use curiosities.
CAA had several discussions with local artists and Art trust organisations, who expressed interest in using the coach houses, especially lower single storey type, as artists workshops.
Further opportunities can be found along Chisholm Trail/Eagle Foundry Walk sides of the ground floor of the higher buildings. A constant flow of cyclists and pedestrians may inform the use of the ground floor and require feasibility study to inform this, before the SPD dismisses this option.

Representation Summary:

What happened to the idea that the coach houses could be let as studio space/small business units which is just the kind of facility that Mill Road needs - instead this site is jam packed with only houses and flats. The density is problematic.
